Roof cleaning in Cape Town is not one job — it depends entirely on what your roof is made of and which way it faces. We start by walking the roof (or inspecting by drone where access is unsafe) to identify the material, the growth type and any cracked or slipping tiles. Only then do we choose a method. Getting that sequence wrong is how roofs get damaged.

Soft wash versus high pressure — and when we use each

Concrete and clay tile in sound condition can take controlled pressure. Painted metal, slate, asbestos-cement sheeting and older, porous tiles cannot — those get a low-pressure soft wash with a biodegradable treatment that kills moss, algae and lichen at the root and lets the weather rinse it away over the following weeks. A contractor who only owns one machine will use high pressure on everything, and that is what strips coatings and forces water under the laps.

What it costs and how long it takes

Most single-storey Cape Town homes are a half-day job; double-storey and steeply pitched roofs run to a full day. Price depends on roof area, pitch, access and how established the growth is — a roof that has been left for a decade needs pre-treatment the week before. Pressure cleaning roof tiles safely

Pressure cleaning roof tiles is only safe once you know the tile. Sound concrete tile takes real pressure; older, porous or unglazed clay absorbs water and can spall if hit hard, and any tile with a failing coating will simply lose it. We test an inconspicuous section first, work down the slope so water never runs under the laps, and drop to a soft wash the moment the tile tells us to.

Metal roof cleaning without stripping the coating

Metal roof cleaning is a soft-wash job almost every time. Painted IBR and corrugated sheeting carry a factory coating that high pressure will strip or craze, and once it is gone the sheet starts rusting at every scratch. We use low pressure with a biodegradable treatment that kills the algae and lichen, then rinse — the roof keeps its finish and its warranty.

Roof wash, soft wash or full clean?

A roof wash removes surface dirt and light algae and suits a roof kept on top of. A full clean tackles established moss and lichen with pre-treatment and a longer process. A soft wash is the low-pressure method used on delicate materials. When we quote, we tell you which of the three your roof actually needs — not the most expensive one.
