Concrete and clay tile in sound condition can take controlled pressure. Painted metal, slate, asbestos-cement sheeting and older, porous tiles cannot — those get a low-pressure soft wash with a biodegradable treatment that kills moss, algae and lichen at the root and lets the weather rinse it away over the following weeks. A contractor who only owns one machine will use high pressure on everything, and that is what strips coatings and forces water under the laps.
